I finally got around to adding a little café curta I finally got around to adding a little café curtain in the kitchen and I’m so glad I did. I used a telescopic shower rail (from Screwfix!) with a leftover curtain panel, which made it such an easy, no-drill update.
The hem is still pinned at the moment 😂, but I already love how much softer the window feels while keeping all the natural light. It’s one of those small changes that makes the whole space feel more finished.

January absolutely wiped me out — dark days, illness, zero motivation and a full creative slump 🙃 (10/10 do not recommend lol). But February already feels lighter and I’m finally getting all the ideas back again.
Which obviously means I’m back designing spaces and dreaming up lovely interiors…

One of the questions I get asked the most is where One of the questions I get asked the most is where my rugs are from, and they are nearly all vintage finds. They go perfectly with my slightly english country coastal design style and instantly make a room feel layered, relaxed and lived in.  Anyway, I put a bit of effort in this morning (lol) and rounded up some really lovely vintage rugs that are currently for sale!  I’ve shared a few of them on these slides but there’s more! I loved decorating our new house, and we were spoilt with the most perfect winter weather – not too cold, dry days and sunshine that made beach walks feel easy and lovely.
Now I’m itching to take everything down and start afresh for the new year 🤍

Last year’s Christmas at the Georgian Flat - all g Last year’s Christmas at the Georgian Flat - all golden light, flowers and decorated fireplace before our move!  This year we don’t have a mantle to decorate.. but we do have rafters!  It’ll be a whole new kind of cosy and I can’t wait to put it all together 🎄🫶🏼

House Rules + Terms

The Georgian Flat is let weekly on a self-catered basis with prices ranging from £1,610-£2,310. We offer short breaks and long weekends during off-peak periods.

Stamping Cottage is let for a minimum of two nights with prices ranging from £120-£165 per night.

Weekly bookings run from Friday to Friday in peak periods, although short breaks are also available during off-peak periods. There is a two-night minimum stay at all times.

All bed linen, bath towels, toiletries and a welcome pack of treats, tea and coffee are included in your stay.

Arrival is from 4.00 pm and departure by 10.00 am on the final day.

Departure time must be strictly observed; our cleaners will arrive onsite at 10 am, so please ensure all of your belongings are no longer on the property and they have full access.

The Georgian Flat: There are two bedrooms with king-size beds, one of the bedrooms has an ensuite shower room and there is an additional larger shower room for the other bedroom. Both have oversized shower areas, heated towel rails and an English coastal design. Please note that the cabin bedroom has a 4′ double bed and is directly accessed from the sitting room and is very tiny, it does have an opening window though!

Stamping Cottage: Private Entrance to one side of a larger house. Private entrance hallway with access to both the bedroom and the private shower room. There is also a door through to the main house from the entrance lobby which is locked both sides at all times. The shower room is small (but perfectly formed!) The shower measures 1000mm x 800mm.

Everyone is welcome at our Holiday Lets. We proudly offer an inclusive and respectful space for all guests, including LGBTQ+ travellers, people of all backgrounds, and families of all kinds. We believe in creating a warm, welcoming environment where you can relax and enjoy your stay.


PAYMENT

Booking is secured by a deposit of 30% of the total rent charge. 

The remaining 70% balance is to be paid 30 days before the commencement of your stay.  

If a booking is made less than 30 days before the holiday commences, then the full rental charge is due at the time of booking.


REFUND POLICY

Full Refund if cancelled 30 days or more before check-in. 

We do not offer refunds if you cancel within 30 days of the check-in date.


SECURITY DEPOSIT

We kindly ask that guests leave the property in a clean and tidy condition at the end of their stay.  A £300 Security Deposit is required for each booking.  This is held as a pre-authorisation on your credit card to cover any potential costs for repairs, replacements, or additional cleaning if the property is not left as found.

Please report any breakages, damage, or equipment issues as soon as possible so we can arrange repairs or replacements promptly.  Guests are responsible for any loss or damage beyond reasonable wear and tear unless the cost can be fully recovered through our household insurance.

If everything is in order, the security deposit will be fully refunded within 14 days of checkout.


OCCUPANCY

The property is strictly for the number of guests specified in the booking—no additional overnight guests are permitted. The maximum occupancy must not be exceeded at any time.  We do not accept bookings from under 18s.


CHILDREN

Children are welcome to stay at The Georgian Flat provided that they are specified as guest at the time of booking and they are included in the occupancy number however young they are.  

To be clear: 4 adults and a baby is fine however 5 adults and a baby exceeds our maximum occupancy. 

Please note that we do not provide extra beds, high chairs, cots or any equipment for babies and young children.   The Georgian Flat has sharp edges and corners and is not designed to be toddler-proof in any way.   There is no bath in the Georgian Flat only showers. 

Stamping Cottage is not suitable for young children. An older child staying with one parent is absolutely fine.

Please do not leave children alone in the properties at any time.


DOGS

We love dogs and welcome one well-behaved dog per booking, subject to a £25 per night fee.  If you’re considering bringing your dog please consult us first for permission before each visit. 

The guest will be liable for all additional costs of repairs, replacements and extra cleaning resulting from their pets. Please do not allow your dog into any of the bedrooms.  In the event of damage caused by a pet or the need for deep cleaning as a result of a pet, an extra charge will be made.

Please do not leave dogs unattended on the property.   Please no barkers!  It is an apartment, and we need to keep our neighbours happy!  Dogs must not toilet in the communal garden and please pick up any dog mess and dispose of it in the public bin at the end of Clarence Terrace.  Cats and other animals are not permitted.  


QUIET HOURS

The Georgian Flat is the ground floor/semi-basement apartment of a lovely Georgian house which has been converted into four flats.  Guests are asked not to cause any unreasonable noise or disturbance that may constitute an annoyance to the other residents of the building.   As with many conversion flats, some noise from the flat above may be heard depending on who is there and the time of day.

Stamping Cottage is part of an Edwardian country property. It is well insulated, but on the odd occasion, some occasional sound may be heard from the main house.

Both Holiday Lets operate a quiet time between 11 pm and 8 am. 

We reserve the right to cancel or refuse any booking where a guest’s behaviour is deemed anti-social.


SMOKING

No smoking, vaping or E-cigarettes are permitted inside the property. You may smoke outside but please remove all debris.


General

Please do not light candles on the property.


PARKING

There is anassigned parking space outside The Georgian Flat which will fit a large saloon car.  Please park respectfully.  No camper vans, large 4×4 cars or high-sided vehicles are permitted. Please park them at St Erbyn’s Long Stay Carpark which is a minute’s walk away. Only park in the assigned parking space at Clarence Place which is clearly marked and is outside the front door.

Stamping Cottage has plenty of room to park and there are no restrictions. (Please let us know if your car is unusually large so we can jiggle the parking spaces around for you!)


CLEANING

The apartment is cleaned to a high standard before your arrival.  We request that you please leave the property and all equipment (cookers, hobs, dishwashers, fridges etc) empty on departure. Please do not use self-tan or any other products which could stain our bedding. An extra cleaning cost will apply if the bedding is heavily stained.

  • From the terrace, there are three further steps down to the front door.
Inside the Apartment
  • Upon entering, there is one step down from the front door into the living room.
  • The apartment is level throughout from this point onwards.
  • All internal doors are standard width (2’6″).
  • Both shower enclosures have a small step-up to enter.
  • The kitchen worktops are standard height.
Outdoor Spaces
  • The communal garden is at the same level as the parking space and is accessible without steps.

Penzance is plastic-free and very dedicated to its recycling.  Please ensure all waste from the property is correctly placed in the bins & recycling containers provided.
